Prime Residential utilizes a flexible, opportunistic approach to identify and evaluate potential investments

Prime Residential actively seeks multifamily properties located in major markets within California, Oregon and Washington. As a private firm with discretionary equity, we aim to offer sellers efficient evaluations and certainty of close. Our flexible transaction structuring accommodates complex situations such as 1031 exchanges, TICs, extended escrows and tax-driven partial sales.

Our focus on long-term ownership provides a rare investment viewpoint, and our capital structure allows us to consider large portfolios or individual assets. We generally look for investment opportunities that meet the following criteria:

  • Major markets in California, Oregon and Washington

  • Existing apartment communities of 75+ units

  • $20M to $500M transaction size

  • Single assets and portfolios

  • Flexible regarding submarket and vintage

  • Prefer garden style communities but open to mid-rise and high-rise

In parallel, the property management team is responsible for on-the-ground execution at each community, ensuring a high-quality living experience for our residents. Through our vertically integrated platform, we are able to streamline operations, enhance collaboration, and accelerate decision-making across our portfolio of more than 20,700 units.
